Bauer & Associates Real Estate (B&A) we are a full service Property Management organization. We understand our property owner’s concerns about trusting a property management company with their investment property. Our broker is a Certified Commercial Investment Member (CCIM) and a Certified Property Manager designation given out by the National Association of Realtors and has over 25, years of experience in real estate investment and management. Q. What is different about B&A from other property management firms?

A. All our property owners are assigned their own property manager so they are well represented and don’t get lost in the shuffle. Owners can enjoy the benefits of working with a large management company, but also receive personal service. We provide property owners with a comprehensive program that includes tenant screening and placement, accounting services and administrative support to handle all tenant-related issues. We also have a long list of professional associates who help us maintain and improve homes and buildings.

As a company, we are focused on customer service and tenant relations. But we are also committed to providing a healthy and productive workplace environment for our employees. Q. What are B&A’s standards for service?

A. Commercial Property Management adheres to all federal, state and local housing regulations. We are also the only Certified Commercial Investment Member (CCIM) and a Certified Property Manager (CPM) with Institute of Real Estate Management designation given out by the National Association of Realtors and has over 25, years of experience in real estate investment and management located in Southeast Alaska and holds our company to a strict code of industry ethics and standards. Therefore, our clients are assured that we are not only operating in compliance with laws, but are providing services at a higher level.

Q. What services are included in monthly fees?

A. As your property management company, we take care of every renting and leasing detail. We also customize plans to fit with your specific needs and the requirements for your property. Some of our services include:

Screening and placing applicants

Collecting rents and security deposits

Conducting move-in, move-out and periodic inspections

Sending notices to tenants

Settling disputes and dealing with tenant complaints

Paying mortgages, insurance and other property-related expenses

Handling rental violations and performing evictions

Managing maintenance, repairs and upgrades to properties

Providing monthly accounting services

Q. How much will I have to pay for your services?

A. Our fees are related to the size, type, and the number of units we are responsible for managing. At your request, one of our property management experts will meet you at your property to assess your needs and customize a program. Initially, we charge a setup fee, which varies according to the property, type of building and number of units.

Q. How does your accounting system work?

A. We provide monthly payments accompanied by a report that itemizes activities on your property such as income and expenses, General Ledger, Profit vs Budget, Transactions by Account Payable & Customers and Rent Rolls for commercial properties. For example, the report will list any amounts paid or owed to those who have repaired or upgraded your property. These reports also include year-to-date information, which is useful for your personal records and for tax purposes. Our accounting staff mails out property owner disbursements and reports on or around the 25th of each month. For your convenience we also have the ability to direct deposit you check as well.

Q. Who pays for maintenance?

A. Included in our fee is the coordination of maintenance on your property. B&A has an affiliate business that is experienced with both residential and commercial properties and knows how to perform basic repairs such as plumbing, electrical and carpentry. To protect you from unexpected expenses, our policy is to limit the amount of money we can spend in a month without your authorization. If we believe an expense is necessary but is over the limit, we will provide you with the information and either get your approval or work out a different solution. If you are not available and a situation is considered emergency involving essential services, we are required by Alaska law to handle it immediately. If you prefer to perform your own maintenance and repairs, we are happy to call you with tenant requests.

Q. How do you handle large repair jobs or upgrades?

A. We have excellent resources with reasonable prices in a variety of industries, including quality contractors, painters, plumbers and others in the construction field. For major repairs or remodeling work you we provide several bids for your review prior to ordering the work.
